How to read it
Three things to know.
01
Gross yield
A year of rent divided by what the home is worth: the median rent per m² a month, times twelve, over the average appraised value per m² in 2024.
02
Before costs
Community fees, IBI, insurance, maintenance, management and income tax come off the gross figure. Net yields are typically one to two points lower.
03
Long-term lets
These are long-term residential rents declared to the tax office. Holiday lets earn more in season, and need a licence; rules vary by town.
Sources and method. Rents: Ministerio de Vivienda y Agenda Urbana, Sistema Estatal de Referencia del Precio del Alquiler de Vivienda (SERPAVI), database 2011–2024, published March 2026: median monthly rent per m² of long-term residential lets declared in personal income tax returns, collective dwellings (apartments) and single-family homes (houses). Values: the Ministry’s Valor tasado de la vivienda, table 4, average of the four quarters of 2024. Gross yield = 12 × median rent per m² ÷ appraised value per m². Values are not published for Benahavís and Casares, so their yield is not shown. Sotogrande is part of San Roque, and La Moraleja of Alcobendas. Past figures are no guide to future returns, and this is not investment advice.
